Point Polaris has delivered the luxury apartment project ‘The Eminence’, one month ahead of schedule, enabling early settlement.

Located at 139 Queensberry Street in the heart of Carlton, The Eminence features 193 one, two and three-bedroom apartments, with ground floor retail, rooftop terrace and an exclusive indoor lounge.

Point Polaris was engaged to assist with the end to end development of the project, providing development advisory and project management services.

“By delivering The Eminence in advance of the construction program, Point Polaris has helped to reduce bank interest costs for the development during the peak period of debt,” said Andrew Hogan, Managing Director of Point Polaris.

“As superintendent during construction, our strong project management systems helped to move The Eminence along at a solid pace. This has been a major coup for both our clients and residents.”

“We used our previous experience and expertise to work with the many stakeholders involved, gaining a permit for the development, consulting on sales and finance decisions, as well as negotiating construction contracts.”

Point Polaris also played a role in sales and marketing by assisting our client develop a brief on the recommended apartment size and number, as well as target market.

“As a result of our recommended apartment layout, which featured larger apartments on the top floors and price-pointed apartments on the lower floors, the product was differentiated to suit two target markets. The outcome of this was that the project sold quickly at above market averages,” added Andrew.
